ListingNest, a service offered by Starboard Realty, aims to provide home buyers with access to a comprehensive and up-to-date database of properties for sale. The platform is user-friendly, equipped with features that assist buyers in obtaining accurate estimates of a property's potential value and facilitate the scheduling of property viewings.

At the core of ListingNest is the Potential Value Estimator, a proprietary formula developed by Starboard Realty. This automated valuation model has been refined through years of experience in assessing properties for short-term investment opportunities. The Potential Value estimate indicates the possible worth of a property when it is in optimal condition (After Repair Value, or ARV). Further enhancing transparency, users can view the comparable properties (comps) utilized in determining this estimate. They have the flexibility to modify their selections by adding or removing the Best Comps and adjusting the Potential Value accordingly.

The Remodel Budget feature allows users to obtain accurate estimates for home renovations. By selecting various remodel options, users can receive a reasonable cost estimate for their intended project.

In a departure from standard property search websites, ListingNest enables users to directly inquire about properties or schedule viewings through the site. The Request a Showing/Chat tab facilitates live communication with local Realtors, who are available to answer questions and arrange viewing appointments.

Properties featured on ListingNest are sourced directly from the local Multiple Listing Service (MLS). Starboard Realty maintains an exclusive agreement with the MLS, ensuring access to the latest listings and market activity. Overall, ListingNest aims to streamline the home buying process using advanced technology.
